Montgomery County remains the most active county in our service area. Overall sales were heavily impacted by the Covid-19 pandemic and economic shutdown. The overall sales decreased in Q2-2020 by 1,423 units as compared to Q2-2019. There was a dramatic drop in inventory of homes available for sale with 3,392 homes for sale in 2019 Q2 and only 1,656 homes for sale in 2020 Q2; a decrease of 51.2%. Average sale price is $380,541, a 7.6% increase from the previous year.
Chester County shows a decrease in sales for 2020 Q2 to 1,328 units over 2019 Q2 of 2,125, impacted by low inventory and the economic shutdown. Inventory of available homes for sale has dropped 1,103 units for Q2. Average sale price is $432,987.
Berks County saw a decrease in 2020 home sales for Q2 as compared to 2019. For the same quarter homes sales dropped by 612 homes. 2019 Q1 had 1,361 homes for sale as compared to 2020 at 596. Average sale price reflected was $205,385.
In Bucks County the trend continues as a result of the pandemic. Overall sales decreased 40.6% from the previous year Q2. Inventory is still a concern with a drop in homes for sale from 2019 to 2020 Q2 of 1,371 homes, a 56.2% decrease. Average sale price is $389,935.
